This Manager position Estimates and controls body damage repairs and expenditures in a cost effective manner. Maintains quality standards by inspecting all repairs to ensure adherence to corporate guidelines. Oversees new car and turnback preparations. Provide service to internal and external customers.<br>
<br>
Responsibilities will include but not be limited to: <br>
<br>
1. Prepare timely repair estimates on all damaged vehicles and provide same to the Fleet<br>
Manager. Inventory and estimate damage, taking photographs for supporting<br>
documentation. Complete paperwork and document as required.<br>
<br>
2. Coordinate in-house repairs of damage vehicles with Maintenance Manager.<br>
<br>
3. Coordinate timely repair of vehicles with vendors. Maintain a network of vehicle parts suppliers for all body shop vendors. Conduct site inspections prior to vending vehicle. Secure copy of vendor's garage keeper's liability insurance certificate before vending vehicle.<br>
<br>
4. Monitor status of body repair on vended vehicles. Inspect all repairs performed in-house or by outside vendors to ensure required work is complete and that they conform to established quality standards. Compare damage repair costs against estimates to ensure quality of repair and utilization of parts purchased.<br>
<br>
5. Set up data base to control expenses and monitor history. Process all body damage invoices for payment weekly or as required. Review invoices against estimates to identify discrepancies and resolve prior to processing.<br>
<br>
6. Prepare salvage packet with Fleet Manager prior to removal of vehicle from lot. Coordinate with fleet management to meet pipeline aging standards within established time frame. Prepare turnbacks for auction according to program guidelines. Conduct reconditioning appraisals on turnbacks to conform to repurchase standards.<br>
<br>
7. Prepare transportation claims on new vehicles and follow up on reimbursement from the<br>
carrier.<br>
<br>
8. Prepare monthly and ad hoc reports regarding damaged vehicles, discrepancies, etc.<br>
<br>
9. Prepare written estimates for all accidents and miscellaneous damages to vehicle and<br>
forward to subrogation for processing. Work closely with subrogation to ensure that<br>
accident reports are being completed thoroughly to affect a positive subrogation<br>
collection. Concurrently, work closely with the training and security department to<br>
minimize accidents and educate CSRs on how to complete accident reports.<br>

Qualifications:<br>
<br>
• A minimum of two years car rental operations experience is required for this position <br>
• Good analytical skills<br>
• Familiarity with personal computers and related spreadsheet software such as Lotus 1-2-3;<br>
• Understanding motor vehicle liability and subrogation<br>
• Knowledge of wholesaling and auctioning vehicles<br>
• Current valid NC appraiser's license .<br>

• Reconcile inventory variances at offsite warehouse locations.<br>
• Manage logistics of product movement from suppliers to warehouse destinations.<br>

<b><big><font color="red">CARRIERS:</b></big></font> The dozen or so insurance companies we work with are household names like Mutual of Omaha, ING and Fidelity, and we have a lot of clout with them. We have non-medical policies <i> (no exam/bloodwork/medical records required)</i> available from most of our carriers, so about 85-90% of what we sell actually results in an issued policy, and we are paid very quickly for our efforts. One carrier is now issuing policies as quickly as SAME DAY from electronic applications, so you can be paid for your efforts in as little as 3-7 days.<br>

<b><big><font color="red">PRODUCTS:</b></big></font> Our bread and butter consists of Term & Basic UL, as well as Final Expense/High Risk. We also have standalone disability, AD&D, a wide range of Fixed Indexed Annuities, Indexed Universal Life, Tax Free Retirement options, children's policies, and a smattering of long term care, med sup, and more to meet individualized needs. We can even write HIV+ and recent cancer survivors on NON-MEDICAL.<br>
<br>
<b><big><font color="red">COMPENSATION:</b></big></font> This combination of ready-to-buy clients and non-medical policies puts our agents in a very unique position to make a good living <i><b>immediately</b></i>. Our average sale nationwide is for $1,000 in annual premium, with a 55% starting commission rate for new agents. <i>(Commission rate can increase every 2 months). </i> Call it an average $500 commission per sale for simplicity. One sale per week is a $25k income. Typical part time agents (10-15 hours per week) do about $35 to $50k per year, and full time agents (about 35 hours per week) can very reasonably aspire to 6 figure incomes.<br>

<b><big><font color="red">UPSELLS/REFERRALS:</b></big></font> Many families we sell insurance to then allow us to show them other products to help meet needs such as risk-free retirement planning, often with much higher commissions. Our referral and upsell system is very extensive.<br>

<b><big><font color="red">TRAINING & ADVANCEMENT:</b></big></font> Agents are strongly encouraged move on to management, and extensive training and mentoring is provided both for sales and leadership. <i>Think you know it all? III. RESPONSIBILITIES<br>
A. Coordinates the operations of the church, including management of the non-ministerial staff, all buildings and grounds, and activities that are conducted by the church at other locations.<br>
B. Manages and coordinates the activities of operational staff to ensure effective and safe operations of the church and proper maintenance of the buildings and grounds. Coordinates actions with the Personnel Committee as appropriate.<br>
C. Plans, organizes, leads, evaluates and improves a comprehensive outreach program including visitation, evangelism training, and local mission activities that promote the total church ministry.<br>
D. Coordinates all activities that take place in the Community Outreach Center.<br>
E. Enlists, trains, and supervises paid and volunteer workers for the church missions ministries, including the Community Outreach Center. Coordinates the selection of paid staff with the Personnel Committee.<br>
F. Works with Senior Pastor to evaluate and coordinate Sunday School, Discovery classes, and other adult Bible study/education programs, and to enlist volunteer teachers and leaders.<br>
G. Coordinates local mission trips and programs in conjunction with other staff.<br>
H. Prepares an annual outreach budget for approval and administers the approved budget.<br>
I. Works with the Senior Pastor, Office Manager and Finance Committee to develop and manage the church budget. This includes coordination with other Committees (House, Grounds, etc.) to determine their budget recommendations.<br>
J. Maintains a professional working knowledge of church policies and practices to ensure compliance with all federal and state guidelines. These policies and procedures include but are not limited to: personnel, child abuse prevention, safety issues, facilities usage for weddings, funerals, and so on. Recommends new policies and procedures to the appropriate church Committee as necessary.<br>
K. Ensures appropriate and adequate property and liability insurance coverage is in place.<br>
L. Serves as the Church's "point person" on all legal and property affairs.<br>
M. Oversees purchasing practices through the Office Manager.<br>
N. Visits members and prospects as assigned by the Senior Pastor.<br>
O. Actively participates in all church staff meetings.<br>
P. Performs other responsibilities as assigned by the Senior Pastor.<br>
Q. Maintains confidentiality in appropriate matters.<br>

One carrier is now issuing policies as quickly as SAME DAY from electronic applications, so you can be paid for your efforts in as little as 3-7 days.<br>

<b><big><font color="red">PRODUCTS:</b></big></font> Our bread and butter consists of Term & Basic UL, as well as Final Expense/High Risk. We also have standalone disability, AD&D, a wide range of Fixed Indexed Annuities, Indexed Universal Life, Tax Free Retirement options, children's policies, and a smattering of long term care, med sup, and more to meet individualized needs. We can even write HIV+ and recent cancer survivors on NON-MEDICAL.<br>

<b><big><font color="red">COMPENSATION:</b></big></font> This combination of ready-to-buy clients and non-medical policies puts our agents in a very unique position to make a good living <i><b>immediately</b></i>. Our average sale nationwide is for $1,000 in annual premium, with a 55% starting commission rate for new agents. <i>(Commission rate can increase every 2 months). </i> Call it an average $500 commission per sale for simplicity. One sale per week is a $25k income. Responsibilities are both tactical and strategic:<br>

<ul><li>Tactically, you would place orders with approximately two dozen current vendors who supply our multiple distribution centers, identify second sources for existing products, establish inventory re-order levels, use reports to spot trends and ensure adequate quantities of goods are on hand to meet our customer demands, and coordinate with other personnel to ensure all products in inventory are listed and active in our online stores and marketplaces.</li><br>

The ideal candidate would have prior experience in purchasing, be well organized with good attention to detail, have a track record of working independently, have an excellent command of written and verbal English, and exhibit strong computer skills. Purchasing experience for a retail environment, especially apparel or sporting goods, would be ideal but is not necessary.<br>

This is a part time position although a candidate willing to expand the scope of their responsibilities outside of purchasing may be able to develop this into a full time position. We anticipate this position will require a commitment of 15 to 25 hours per week, and candidates must be available to work mornings at least three or four days a week.<br>

This requires the establishment of good resident relations and communication between students and Resident Advisors and cooperation with University officials including the Dean of Students Office, the UNC Department of Housing and Residential Education (UNC DHRE). <br>
Marketing<br>
The OM is responsible for assisting in the overall marketing efforts of the property including giving visitor tours, review and revision of marketing materials and involvement in all University related marketing efforts. The OM is called upon in many situations to perform public relations duties involving residents, parents and University guests. The marketing plan also includes building wide events that are conducted by the UNC DHRE staff in conjunction with the Granville staff and are the responsibility of the OM to provide direction and guidance. Duties include:<br>
<br>
1. Providing visitor tours to prospective residents and parents<br>
2. Assisting in training of CA and Desk Attendants in all aspects of marketing the property<br>
3. Greeting residents, parents, University officials and other visitors and representing the property in a positive manner<br>
4. Assisting in all New Student Orientation sessions, Admitted Student Receptions, Explore Carolina and other University related marketing efforts for prospective students<br>
5. Review and revision of all marketing materials<br>
6. Maintaining supplies of brochures, applications and other marketing materials at the Front Desk at all times<br>
7. Assist in all mass mailing projects<br>
8. Supervision of the CAs and DAs in all aspects of marketing the property<br>
<br>
Business Office<br>
The OM is responsible for being familiar with all aspects of the operation of the Business Office. This involves the application and leasing process, assessment of student fees and damages, accounts receivables and accounts payable procedures. Duties include:<br>
<br>
1. Knowledge of application and lease office procedures<br>
2. Knowledge of accounts receivable and accounts payable policies and procedures<br>
3. Knowledge of all office filing procedures<br>
4. Knowledge of all parking policies and procedures<br>
5. Providing coverage for vacant office personnel during vacation, sick days and other periods<br>
6. Knowledge of all other office personnel duties<br>

Human Resources<br>
The OM is responsible for being familiar with all Human Resource policies and procedures. This includes all hiring forms, performance appraisals, federal and state employment laws and all other aspects involves with human resources. Duties include:<br>
<br>
1. Knowledge of all federal and state employment laws.<br>
2. Signing all required forms including employee handbook, confidentiality statements, etc.<br>
3. Knowledge of all hiring forms<br>
4. Knowledge of proper interview techniques and legal matters regarding hiring of personnel<br>
5. Knowledge of all payroll policies and procedures<br>
<br>
Check-In/Out<br>
The OM is responsible for all check-in and check-out procedures. This includes the inspection and preparation of student living areas prior to check-in each academic period and during check-out. The OM is responsible for room assignment, room changes and maintaining current building rosters. Check-out duties also include assessing all student damages and assisting the Business Office with billing and collection. Duties include:<br>
<br>
1. Knowledge of all room inspection procedures and damage assessment policies<br>
2. Plan and coordinate all check-in and check-out instructions to staff and residents<br>
3. Preparation of all student rooms prior to all move-in periods<br>
4. Completion of student room assignments and auditing of all student rosters<br>
5. Assisting UNC DHRE staff and CA staff with all check-in procedures, floor assignments, signage, etc. need for check-in.<br>
6. Assistance and supervision of CA staff for scheduling check-out times for all residents<br>
<br>
Health & Safety<br>
The OM is responsible for being familiar with all aspects of the property's Health & Safety program. This includes knowledge of proper procedures for completing Incident Reports, conducting inspections and training of all staff. Duties include:<br>
<br>
1. Complete knowledge of all property emergency procedures for staff and residents<br>
2. Attend to all emergency situations with proper procedures<br>
3. Training of all staff in emergency procedures includes Incident Reporting, Blood borne Pathogens, Sharps program, etc.<br>
4. Conducting annual health & safety inspection of all student living areas<br>
5. Complete knowledge of property close-down procedures<br>
6. Knowledge of use of video camera system and door access system<br>
7. Maintain 24-hour on-call procedures during all emergency situations<br>
<br>
Other<br>
Additional duties of the Operations Manager include:<br>
<br>
1. Attendance at weekly staff meeting and all other required property and University meetings<br>
2. Assist dining service as needed<br>
3. Assist in marketing, maintenance, housekeeping, office and all other departments as needed<br>
4. Serve in on-call rotation to address emergency and crisis situations during evenings, weekends, and holidays<br>
5. Assist with all other phases of the management of Granville Towers as required<br>
6. Assist with Summer Conference Program, serving as a liaison to summer conference directors/guests<br>
7. Annual review of all manuals, policies and procedures, etc.<br>
8. Dispatch service contractors as needed.<br>

Qualifications<br>
<br>
1. Bachelor's degree from an accredited institution<br>
2. 1-2 years work experience<br>
3. Ability to think critically and utilize problem solving skills<br>
4. Ability to work individually and collaboratively in teams<br>
5. Strong organizational skills<br>
6. Strong communication skills and openness to speak with a variety of audiences<br>
7. Strong work ethic<br>
8. Preference given to those applicants with property management experience<br>
9. Presents a professional appearance at all times.<br>
<br>
Physical Requirements: Capable of lifting up to 45 pounds. Activities occur inside and outside and do require physical activity such as walking on rounds and occasionally moving furniture and/or mattresses. Some activities that require basic maintenance work are also expected.<br>
